San Antonio Market Report  ·  September 2026
Latest published MLS data  ·  August 2026

Sales up 4%  ·  16,940 homes for sale  ·  5.87 months of supply
More homes sold, and buyers still set the pace
San Antonio sold 3,104 homes in August, four percent more than a year ago, while 16,940 homes stayed on the market. Supply measured 5.87 months, just inside the balanced range, so buyers still have real choice without the market tipping in either direction. The median came in at $299,275 and the average at $372,989 — SABOR calls both steady, and against last August’s $310,000 median the typical sale is running a little cheaper.
Homes sold for an average of 92.8 percent of their original list price and took 82 days to get there, eleven percent longer than last August. New listings fell five percent to 4,426 and pending sales eased eight percent to 2,575. If you are selling, that is the whole story: price it to today and it moves, price it to 2022 and it sits.

Sellers are still getting price growth, but almost nobody is getting their first number. Coming in correctly beats cutting later — the homes that sit are the ones that started high.

Joint Base San Antonio anchors this economy, and a six-month supply is exactly the condition in which a VA offer competes well. Three things worth knowing. A VA loan still requires no down payment and no mortgage insurance, and for buyers with full entitlement there is no loan limit. Sellers in a slower market are far more willing to cover closing costs, which the VA permits. And Texas gives disabled veterans a property tax exemption that scales with the disability rating, up to a total homestead exemption at a 100 percent rating — a benefit that follows to a surviving spouse. Confirm your own entitlement and rating with the VA and your appraisal district; we are glad to walk through what it means for a specific house.
