What the numbers are saying.
Prices held steady in September. The Austin-area median ticked up 1.4% from a year ago to $421,000, while the San Antonio-area median eased about 2% to $302,999.
Sales slowed as mortgage rates rose: Austin-area closings fell 14.8% year over year, though pending sales were down only 1.8%, a sign many buyers are still in the market. San Antonio-area sales were nearly flat with last September.
Both markets sit in balanced territory at roughly five and a half to six months of supply. Sellers who price to today's market are still closing near asking (92.7% of original list in the Austin area), and buyers have more choice and more room to negotiate than they've had in years.
Every neighborhood moves differently. Ask an Ascend advisor for the numbers on your street, from Georgetown to New Braunfels.
